She will help you rethink your existing spaces with a fresh set of eyes and help you invest wisely. Kyra will help you prioritize your needs and wants and work within a realistic budget to set up your project for success.

What can Kyra Ayn HOME do for you?

Kyra is well versed in architecture, interior design, and real estate. Her first love & primary focus is the design of interior architecture. She looks at every project with architecture knowledge, market potential, and a DESIGN focus that will improve the functionality and aesthetic of any space. Her specialty is kitchen & bath design.

As a designer Kyra will:

  • Draw space planning ideas to improve the flow & functionality of your space.
  • Design and coordinate all the material elements of a new kitchen, bath or whole house remodel.
  • Assist with selecting cabinets, countertops, tile, plumbing, and lighting fixtures from a design perspective.
  • Oversee demolition, construction, and installation/creation of your new space.

As a designer Kyra will NOT:

  • Provide stamped construction documents.  If a building permit and any structural work is required, these plans will need to be completed by a licensed architect or engineer.
  • Hire contractors or sub-contractors for your project. She can make recommendations but is not able to guarantee a contractor's work or availability.

How much will it cost?

The cost of not hiring a designer is much higher than the fee a designer will charge.

Kyra has completed hundreds of projects and although she makes it seem easy, there is a tremendous amount of experience behind the smooth process and quick decision-making she has up her sleeve. She will save you from making “rookie mistakes” that would cost you time and money to correct. She will also introduce you to new ideas and materials. She uses tricks of the trade and her long standing relationships with contractors and trades people to help ensure you get the best design and quality possible.

A typical kitchen, bath, or renovation project goes through three stages:

1. Initial consultation & information gathering.

Some projects need only a consultation. If Kyra is able to give you enough direction and answer your questions in person without doing any follow up drawings or research—a consultation is all you need. A great example: homebuyers often ask Kyra to give her professional opinion of a house they are interested in purchasing to help them make an educated decision—to buy or not to buy. Other times the consultation is the start of a kitchen remodel or whole house remodel.

2. Schematic design & design development

Your existing space will be measured and drawn to create conceptual designs. Typically it takes two rounds of revisions to finalize the design. Once a design is selected, all the details to make the project a reality are developed, selected, and procured.

3. Construction Administration

Once construction begins, Kyra will work with the general contractor to answer design-related questions, schedule installations, and oversee the project to ensure the design intent is carried through to completion.

Design Fee structure

Every project is unique and we use a variety of methods to determine a fee:

  • Hourly rate based on years of relevant experience for consultations and smaller projects when the homeowner is very involved.
  • Price per square foot based on years of designing similar size and scope projects for full-service projects.
  • A percent of construction cost when some architectural design is needed. (Total construction costs are based on contractors’ labor and materials, as well as furnishings and fixtures purchased by the designer and/or homeowner.
  • All projects are estimated for the level of detail and complexity of design and services required.
